Consider Home Renovation Cost Versus Resale Price

Home renovations are tricky. Is it worth it to spend the costs to make the repairs on an older home in order to sell it later? Here are some things to consider before you start working.

Home renovation costs are high right now, in today's economy. However, many people are choosing to renovate their older homes rather than selling them. Renovating the bathroom, replacing counter tops and other projects, large and small can dramatically increase the resale value of your home. You can often more than recoup the cost of home renovations at the time of your sale.

On the other hand, if you choose not to renovate, you may have trouble selling your home later because buyers will hesitate to take on a property that needs extensive work. They may either not buy your house or ask for a lower price.

If you are considering renovating your home, look online first. You will be able to find lists as to which projects most likely will enhance your home's resale value.

Here are some projects you should consider: Replace the countertops, sinks and fixtures in the kitchen and bathroom, replace the floor coverings throughout the home, ad a new room or remove a wall to create a larger space. You may also want to purchase new appliances or paint the walls an appealing color.

Whenever you consider home projects, consider your budget, your time available and your skill level. If you don't have the time or the know-how to do the work yourself, it is best to get a contractor to do the work. Be sure to get several price estimates from several companies. But don't contract the work based on price alone. Ask around and check references. You don't want shoddy work.

If you need to hire a contractor but fear you can't afford it, you have several options. You can either wait until you can afford it, or find a contractor who will let you do some of the work yourself. For example, you may be able to save money on flooring if you agree to tear out the old linoleum or carpet yourself. Some contractors may not mind if you work alongside them, but others feel that it slows them down. Ask first. It's best to have a good relationship with the people who are working on your home.

If you are renovating your home with a view to selling it soon, it may be tempting to use inexpensive materials. Don't do it: Buyers will be able to spot cheap materials, especially if it shows wear quickly. Spend a few extra dollars and get quality items. You will probably regain what you spent in a better price.

Home renovations can dramatically increase the future sale price on your home. Be prudent and think about what projects will make your home stand out.
